The Spokane Apartments (Rainier Court IV) is part of a larger urban master planned mixed-use development, Rainier Court. It is located along Rainier Avenue and in the North Rainier Hub Urban Village. The Spokane developed a polluted urban ‘brownfield’ into a mixed-use, pedestrian friendly, affordable apartment for seniors. This project serves as a transition between the higher density 6-story neighbors to the west to the existing lower density development on 35th Avenue to the east. The development along 34th Avenue consists of commercial space, 81 residential units and community amenity space at the ground level and residential units with amenity space on the upper three floors. The commercial frontage is built to the street sidewalk/lot line to enhance the pedestrian experience along 34th Avenue. The residential lobby and it’s highly visible amenity spaces above create a focal point terminus to the pedestrian promenade in the overall community plan.  At the residential lobby, the frontage transitions to residential units with landscaping, consistent with townhouse units across the street and single-family neighbors to the north. A large, landscaped terrace and solar array are provided at the rooftop.  Surface parking is provided along the alley.  This development seeks to create a sense of community while also promoting safety and security.

Sustainable practices included Evergreen Sustainable Development Standards (ESDS) and Seattle City Light Built Smart program.
